Nature of business:
PCGM buys real estate secured liens at various levels of non performance (lien assets) at discount and resolves those liens for profit. The Proprietary expertise of PCGM consists essentially of locating the assets for sale by motivated institutions or servicers, determining the likelihood of successful collection, both from legal sufficiency, as well as asset value sufficiency, and executing a successful collection strategy which evolves and re-iterates as time and market conditions unfold.

PLESCO is an origination facilitator for loans secured by real estate, which loans are available for sale to entities such as the LLC's managed by PCGM. Plesco's skill is making sure the loans originated and sold are compliant with Federal, State and Local lending laws, regulations, and rules.

Strategy:
LLC is formed consisting of Capital Partner investor, and Management team PCGM.
PCGM locates pools of lien assets, arranges their purchase and transfer into LLC name, works the assets to successful conclusion, and splits profits on a negotiated basis.

Asset balance is 85% lien assets while 15% is used to purchase freshly originated mortgages. Management is considered successful when Capital Partner returns achieve 20% ROI annually.

Nature of PCGM:

Management

Function:
performs analysis of potential assets, negotiates purchase at appropriate price. Coordinates efforts by legal team, appraisal team, servicing team to purchase lien assets and resolve collection.

Legal team

Function:
- performs analysis of lien proofs and likelihood of legal obstacles to collection
- coordinates collection efforts either by settlement or litigation analysis of purchase documents - - - completes paper trail of ownership of lien assets.

Accounting

Function:
Tracks collection, disbursements and ensures proper tax treatment of collections
between ordinary and capital gains.

Appraisal

Function:
Triangulates estimate of value by a combination of proprietary data, outside valuation reports, and site inspections.

Insurance and Administrative

Function:
- Ensures lien assets are adequately insured against common risks associated with real property, office disaster recovery, and the like.
- Ensures delivery of data and report as required and agreed to between the parties.

Servicing

Function:
- Ensures collection of agreed payments, and timely notices of default.
- In litigation or default, ensures timely notices and maximum collection allowable by law.

Origination

Currently performed by Plesco, at the discretion of PCGM.  Its function is yo cause loan requests approved by PCGM to be originated in a compliant manner, pursuant to guidelines proprietary to PCGM, and subsequently assigned to the LLC and delivered to servicing for collection.
